Pass\u00e9 ce d\u00e9lai, la location s\u2019ouvre librement, sans restriction de loyer ou de type de bail. En 2025, la r\u00e8gle concerne pr\u00e8s de 120 000 b\u00e9n\u00e9ficiaires annuels (source Action Logement) d\u00e9sirant optimiser leur patrimoine sans perdre l\u2019avantage du PTZ. Sanction : toute location non conforme oblige au remboursement imm\u00e9diat du capital d\u00fb.<\/p>\r\n\r\n\r\n\r\n<h2 class=\"wp-block-heading\">PTZ et location : la r\u00e8gle des 6 ans et ses exceptions en d\u00e9tail<\/h2>\r\n\r\n\r\n\r\n<p class=\"wp-block-paragraph\">Le PTZ s\u2019adresse aux primo-acc\u00e9dants pour acheter une r\u00e9sidence principale ; sa mise en location demeure strictement encadr\u00e9e, en particulier entre 2025 et 2027 o\u00f9 le dispositif a \u00e9t\u00e9 prolong\u00e9. La location meubl\u00e9e, saisonni\u00e8re (type Airbnb), ou m\u00eame la transformation en r\u00e9sidence secondaire reste alors autoris\u00e9e par le droit commun. L\u2019\u00e9tablissement bancaire (ex. LCL, Boursorama Banque, Cr\u00e9dit Agricole) ne peut plus imposer de condition particuli\u00e8re, les plafonds de loyer et de ressources du locataire disparaissent. Toutefois, restez attentif aux r\u00e8gles locales, comme les zones \u00e0 encadrement de loyer \u00e0 Paris ou Lille.<\/p>\r\n\r\n\r\n\r\n<ul class=\"wp-block-list\">\r\n<li><strong>Libert\u00e9 totale de location<\/strong> : pass\u00e9 le d\u00e9lai des 6 ans<\/li>\r\n\r\n\r\n\r\n<li>Respect du code de l\u2019habitation et des \u00e9ventuels arr\u00eat\u00e9s municipaux<\/li>\r\n\r\n\r\n\r\n<li>Possibilit\u00e9 de passage en location courte dur\u00e9e, meubl\u00e9e ou r\u00e9sidence secondaire<\/li>\r\n\r\n\r\n\r\n<li><strong>March\u00e9 encadr\u00e9<\/strong> dans certaines villes (loyers plafonn\u00e9s \u00e0 Paris, Montpellier, Lille\u2026)<\/li>\r\n\r\n\r\n\r\n<li>Revente possible \u00e0 tout moment avec remboursement anticip\u00e9 du PTZ<\/li>\r\n<\/ul>\r\n\r\n\r\n\r\n\r\n\r\n<h3 class=\"wp-block-heading\">Formalit\u00e9s \u00e0 respecter pour louer son logement financ\u00e9 par un PTZ<\/h3>\r\n\r\n\r\n\r\n<p class=\"wp-block-paragraph\">Une proc\u00e9dure stricte s\u2019impose avant la mise en location si le d\u00e9lai de 6 ans n\u2019est pas encore \u00e9coul\u00e9. Il faut imp\u00e9rativement pr\u00e9venir la banque en adressant un justificatif \u00e9crit. C\u00f4t\u00e9 bail, seule la <strong>location vide<\/strong> (loi de 1989) est accept\u00e9e, et aucun meubl\u00e9 de tourisme ne saura \u00eatre tol\u00e9r\u00e9. Le contrat doit int\u00e9grer les diagnostics obligatoires pour garantir la transparence vis-\u00e0-vis du locataire.<\/p>\r\n\r\n\r\n\r\n<ul class=\"wp-block-list\">\r\n<li>Informer son \u00e9tablissement (ex. BNP Paribas, Cr\u00e9dit Agricole, Soci\u00e9t\u00e9 G\u00e9n\u00e9rale) par lettre recommand\u00e9e<\/li>\r\n\r\n\r\n\r\n<li>V\u00e9rifier l\u2019accord du bailleur cr\u00e9dit ou de la CAF<\/li>\r\n\r\n\r\n\r\n<li>S\u2019assurer de la correcte application des plafonds de loyer et de ressources via l\u2019ANIL ou SeLoger<\/li>\r\n\r\n\r\n\r\n<li>Conserver la preuve de notification pour \u00e9viter toute contestation<\/li>\r\n<\/ul>\r\n\r\n\r\n\r\n<h2 class=\"wp-block-heading\">Sanctions en cas de location non conforme et annulation des avantages PTZ<\/h2>\r\n\r\n\r\n\r\n<p class=\"wp-block-paragraph\">Mise en location hors du cadre l\u00e9gal ? Le risque : le propri\u00e9taire s\u2019expose au remboursement int\u00e9gral imm\u00e9diat du capital restant d\u00fb.
